The theory

Understanding Stadium Seat Yield.

Seat Yield is a powerful metric, borrowed from the airline industry, that measures how effectively a venue is generating revenue from its entire inventory of seats. Unlike Average Ticket Price, which only considers sold seats, yield considers all available seats, providing a more holistic view of revenue efficiency.

/ Formula

A higher seat yield indicates a better job of balancing ticket price and occupancy to maximize income. It helps you understand if lowering prices to sell more seats is more or less profitable than raising prices and selling fewer seats.

Seat Yield = Total Ticket Revenue / Total Available Seats
/ Industry standard

Seat Yield is for venues and stadiums what RevPAR (Revenue Per Available Room) is for hotels—both measure revenue efficiency against the total available inventory rather than just the sold inventory. Compare yield across events and seasons to spot trends.

Questions, answered

Frequently asked questions.

They are very similar concepts. Seat Yield is for venues and stadiums what RevPAR (Revenue Per Available Room) is for hotels. Both measure revenue efficiency against the total available inventory (seats or rooms) rather than just the sold inventory.
Occupancy Rate simply tells you how full your venue is. A 100% sell-out is great, but not if you had to discount tickets so heavily that you left potential revenue on the table. Seat Yield combines both occupancy and price into a single metric, showing how well you're monetizing the entire asset.
You can use this tool to analyze yield for specific seating sections (e.g., lower bowl, club level, upper deck). Simply enter the Total Ticket Revenue, Total Seats, and Seats Sold for just that section. This helps you identify which sections are over- or under-performing.
Dynamic pricing is a key strategy for maximizing seat yield. By adjusting prices based on real-time demand (e.g., opponent, day of the week, playoff implications), you can charge more when demand is high and less when it's low, optimizing the balance between occupancy and average ticket price to achieve the highest possible total revenue.
It's generally better to analyze luxury suites separately. Their pricing structure, capacity, and associated amenities (like F&B) are very different from general seating. Calculating their yield independently will give you a much clearer picture of their unique performance.
